Southern Management Companies (Southern) owns and operates a real estate portfolio in the Mid-Atlantic region consisting of 25,000 apartment homes, 1.5 Million square feet of commercial office space and four hotel and conference centers–including a ski resort. Managing these homes, offices and hotel rooms safely is our top priority, especially during the COVID-19 pandemic. This is a responsibility Southern takes very seriously.

Southern developed a comprehensive health and safety program called Ever Strong that guides the safe operations of all our properties. The program details the measures implemented to ensure customers and team members can feel assured of our commitment to wellness in response to the COVID-19 pandemic. These proactive measures are proven to be the most effective ways to reduce the spread of illnesses.

Based upon guidance from the Centers for Disease Control and Prevention, public health experts, and government and industry authorities, Ever Strong is built upon four pillars—physical distancing and face coverings, cleanliness, active monitoring and rapid response.

Physical Distancing and Face Coverings

Properties have been modified to maximize public spaces and encourage physical distancing—layout changes, signage, and new operational practices including the mandatory use of face coverings by Southern team members.

Cleanliness

Enhanced cleaning programs include increased frequency in all high-traffic areas and frequent sanitizing of high-touch surfaces. The placement of hand sanitizing stations, property-wide use of personal protective equipment and focus on team member health protocols are also in effect.

Active Monitoring

A critical element of Ever Strong includes monitoring and evaluating practices, heeding expert guidance, listening to feedback and adapting. As the program evolves, Southern will actively communicate changes to procedures and protocols to customers and team members as appropriate.

Rapid Response

Southern’s mitigation strategy is to take immediate measures that protect customers and team members while ensuring the safety and continuity of operations. The actions that will be taken include: restrict area access, sanitation, notification and contact tracing.

Residential Division

Your home is a safe haven and has served as an essential source of comfort during the stay-at-home time period. In the early days of the crisis Southern swiftly adapted our operational practices with a commitment to help prevent the spread of COVID-19.

We quickly updated and increased the cleaning regimen in public areas and adopted recommendations from the experts. Our teams practiced physical distancing and changed our procedures for responding to maintenance requests. We promoted online tools, such as our RENTCafé resident portal, to help us safely communicate with residents, process payments, and share resources, relevant news and information with residents. Leasing Teams also adapted operations to help apartment seekers find that perfect home with virtual leasing options.

Hotel Division

Whether travel is an essential part of your job, you’re visiting family or you just need a vacation, know that Southern has made many changes to keep guests and team members safe. Our enhanced cleaning and sanitation practices include: touchless check-in, frequent and thorough attention to common areas and high-touch surfaces, and a modified process for guest room sanitization. Signs and furniture placement promote safe physical distancing in common areas, as well as for meetings and events.

Commercial Division

While some tenants shut down in-person office operations, others did not modify their use of office space. Southern initiated immediate efforts to provide for their safety and well-being by thoughtfully adapting our operations. Instituting thorough training, engineering best practices, and additional health and safety measures are instilling confidence as organizations return to the workplace.
